Mill House is a beautiful 16th century cottage, nestled by the river Coquet, providing a tranquil and stunning place to escape. Formerly part of The Guyzance Hall Estate, it was home to the mill manager and his family until the mid 1900’s. Close to the main North-South East Coast train line, local station being Alnmouth, the stunning beaches and castles of the Northumberland coast are a 15 minute drive. The market towns of Alnwick, Morpeth and Rothbury are within 20 minutes. Golf courses to be played at Alnmouth, Warkworth, Bamburgh and Dunstanburgh. Wonderful cycling and walking routes; taking you to the coast and it’s castles, north to Holy Island or inland and the Cheviot Hills.

Road directions

Mill House is situated North of Morpeth and South of Alnwick, a 5 minute drive from A1.

Take the Acklington/Guyzance exit off A1 head down until crossing a small bridge follow the main road for 1/4 mile taking a left signposted Warkworth/Guyzance.

Pass Guyzance Cottage on the left and a derilict mill on the right by the river. Mill House is the next property on the left, parking is through the gate to the rear of the property.

Public transport

The closest train station is Alnmouth. The owner may bea available to collect/ drop off with notice. Please discuss when making reservation, alternatively a taxi would be in the region of £10/£12.

There is also free parking at Alnmouth for those interested in day trips to Edinburgh or Newcastle.

Beautiful house in a beautiful setting with a wonderful host!

My partner and I stayed here for 2 nights earlier this week. Mill House is conveniently situated for the A1 but in a lovely and quite secluded area close to the river. The setting is beautifully tranquil and I imagine will be wonderful in summer as there is an outside seating area to sit and enjoy the peace and perhaps watch some of the wildlife whilst enjoying a glass of wine or just a cup of tea. I will detail the house later but for me it is Karen who makes your stay such a special occasion and who will get people returning time and again. She met us with such a warm and friendly greeting. Giving us all the information we needed and then showing us the house. Throughout our short stay she was able to help us with suggestions of places to visit and cafes and restaurants we might want to try. Always with such enthusiasm and cheerfulness. Her local knowledge was so interesting and something she is so clearly passionate about. So...the actual house..... Mill House is decorated throughout in a way that fits so well with its surroundings. Karen obviously has great taste and quite an eye for how things fit together. Our room was lovely and was a place we were happy to sit and relax in after a day out walking. There is a lovely sitting room downstairs which we enjoyed sitting in during the evening. Karen had lit candles in there which made it feel so homely and there was a log fire ready to be lit although we didn’t feel the need. Breakfast was served in a lovely, airy room with a large wooden table in the centre. The choice of foods was great. Lots of fresh fruits, yoghurts, cereals and bread/toast and jams and honey..... The cooked breakfast was delicious and we had a choice of plain cured/honey cured and coffee cured bacon though I think she was using us as guinea pigs to see what we thought of the different ones. Everything was cooked on her Aga and she explained how she cooked everything on it. When we left we actually felt like we were saying goodbye to a friend. I am sure we will be back. In the meantime I would recommend it to anyone. Karen deserves this place to be a roaring success because she pours so much of herself into it......and makes it a very special place to visit.

Amazing stay before the Christmas holidays

Stayed for one night the weekend before Christmas. The host is fantastic and makes you feel at home as soon as you arrive Beautiful property set it woodland close to picturesque water. The room was fantastic with heated floor outside the shower, decor for the property is excellent The wood burning stove was already prepared for lighting with a large basket of logs provided. Breakfast was excellent with choice of fresh fruit, cereal and toast before a cooked course. Excellent ingredient and so much food it sets you up for the day. The breakfast area like the rest of the property was beautifully decorated and really made you feel at home The host has gone to great lengths in the decor and service and it really shows. An excellent B&B to visit

Annual family girls night away

Perfect, absolutely perfect. Karen the owner welcomed us warmly and asked if we wanted tea or coffee, explained everything we needed to know and had asked if we needed anywhere booking for dinner. Nothing was too much trouble. The house is beautiful and full of beautiful things. Breakfast was delicious with lovely, locally sourced ingredients. Would love to return.

A lovely B&B tastefully decorated to a high standard. Clean, cosy and ideal for our girls night away. The breakfast was lovely too, with high quality food from the local butchers, cereals, fresh fruit and juice. Price range about average, would stay again.

Perfect B and B - No hyperbole

My partner and I stayed here for 3 nights at the very end of October. We picked it based upon the outstanding reviews and we were not disappointed. The B and B is just off the A1 but it managed to feel secluded and out of the way nestled in the woods with the river passing by outside. Mill House is stunningly decorated throughout with a unique blend of old and modern. There's oriental prints, antiquarian books, luxe textiles etc. it doesn't feel cluttered because it all fits together. Our room was the ground floor ensuite which had an opulent feel whilst still being cosy. The bathroom was luxurious as in you have to see it and you'll say 'wow' and my partner and I both loved the underfloor heating and walk in rainforest shower. We also really liked the toiletries provided in the bathroom especially the spicy aromatic shower gel. The room, like the rest of the B and B was totally immaculate. All guests have the use of a shared lounge area. On the first evening Karen served us homemade cake and coffee in there. We actually had this to ourselves during most of our stay. It was lovely to come back from a full day and sit in the warm lounge with the tea lights lit looking at photographs. We didn't watch any TV or use much internet during our stay because it was just so relaxing to enjoy the natural ambience of the house. Breakfast was served in a pretty room with views of the woods outside. There was plenty of fresh fruit, yoghurt and cereals to choose from. Coffee came from the award winning coffee roasters on Holy Island. There was also about a dozen award winning local preserves to choose from and I wish I could have tried them all. The cooked breakfast was to die for. I liked the way Karen did it with the Aga so it wasn't greasy, just delicious. The thick slice of local black pudding was my favourite treat at breakfast. In terms of location there's a lot of places in good proximity. We visited Cragside, Bamburgh and Amble in one day and Holy Island, Chillingham Castle and Warkworth on another. Had we wanted to we could have gone more inland to Hadrian's Wall etc. But will save that for another time. What makes Mill House so special and the reason why it wins so many awards is all down to Karen. It's tempting to just write a review on her to be honest. She has amazing taste and attention to detail which is evident the second you walk in. However,I guarantee that she is also one of the warmest, kindest people you will meet. She genuinely cares about you enjoying your stay and pays attention to every detail. She is a mine of local information and whether you know the area well or you don't she will give you advice on what times to do certain things, where to park etc. She knows all the best places to eat and you can tell that good food is important to her (which it is to me too). We have stayed in places with lovely hosts before but there is something special about Karen. We didn't want to go home, we could have happily stayed longer.
